District South
The City of Fishers’ City Council approved an agreement with Rebar Development on June 19,2023, paving the way for the new District South development on the south side of South Street. The $32.5 million investment redevelops several under-utilized parcels and introduces an urban village concept that includes residences, the Annex headquarters building, micro-commercial suites, and connectivity to area business districts via Fishers’ robust trail system.
“District South will be a thriving urban village with a great mix of uses and direct connection to both the Cheeney Creek Trail and the Nickel Plate Trail,” said Shelby Bowen, President of Rebar Development. “We look forward to this unique project continuing the smart and vibrant redevelopment of downtown Fishers.”
Anchored by a 20,000 sq. ft. corporate headquarters building for the Annex Group, District South will also include a four-story mixed-use building with seven micro-commercial spaces, 38 loft residences with high-end shared amenities, 44 modern apartment homes, and a civic plaza. District South is the first downtown Fishers development that connects to both the Nickel Plate Trial and the Cheeney Creek Trail, offering ample access to multiple commercial business districts in the community.
Residents of District South will share amenities, including a fitness center, café lounge, conference rooms, and courtyard with cook stations and grills, firepits, and a calming water feature. All lofts and apartment homes will boast spacious kitchens with modern finishes, full-size washer/dryer, balconies or patios, and pet-friendly amenities. The village will also include carports for the apartment residents.
District South, with the inclusion of Annex Group, is expected to bring more than 80 full-time jobs to the area with an additional 40 full-time positions expected by 2028. In addition, commercial opportunities abound for smaller enterprises with the inclusion of seven commercial suites on the first floor of the multi-use building, perfect for entrepreneurs and small businesses.
District South is expected to break ground in October of 2023 with a completion date in early 2025.
